When a reroof is actually the right call

A reroof makes sense when the waterproofing layer is spent across the whole roof rather than failing in one place. The tell is usually not one dramatic leak — it is a pattern. Three repairs in two seasons, in three different spots. Underlayment that crumbles when it is lifted. Decking that has already gone soft in more than one area.

At that point every repair is buying months, and you are paying for the same access, the same crew, and the same setup over and over. Replacing the system once costs less than chasing it.

What happens during a reroof

  • Protection first. Landscaping, pool, AC units, and walkways covered before anything comes off the roof.
  • Tear-off. Old roofing, old underlayment, and old fasteners removed down to the sheathing.
  • Deck repair. Soft, rotted, or delaminated sheathing replaced. This is the part you can only do properly with the roof open, and it is the reason a tear-off beats a layover.
  • Underlayment and flashing. New underlayment across the full deck, with new valley metal, pipe jacks, and wall flashing rather than reused parts.
  • The new roof. Tile, shingle, foam, or a flat system, installed to code and to the manufacturer's spec.
  • Cleanup and walkthrough. Everything hauled, magnet run over the yard and drive, and a walk of the finished job with you.

It is not freeze-thaw and it is not snow load — it is ultraviolet, 115-degree deck temperatures, thermal cycling that expands and contracts every joint twice a day, and then eight weeks of monsoon driving water sideways under anything that has opened up.

That changes what matters. Sun-rated underlayment, properly detailed penetrations, and flashing with enough height to handle wind-driven rain are worth more here than they are almost anywhere else. We have been roofing in this Valley for 49 years and we build for this climate specifically.
