Water rarely enters where it lands on your ceiling

A roof leak almost never shows up directly under the hole. Water gets through the roof, runs along the top of a rafter or a truss chord until it finds somewhere to drop, and stains the ceiling several feet from where it started. That is why patching the spot above the stain so often fails.

Finding the real entry point takes going up and looking at the roof the way water sees it — the valleys, the penetrations, the flashing where the roof meets a wall, the low spots where debris collects and water sits. Those four places account for the large majority of the leaks we find in the Valley.

An honest answer about repair versus replace

There is real money in telling a homeowner they need a new roof. We would rather keep the customer.

If your roof has one bad valley and twelve good years left in the underlayment, the right work is the valley. We will say so. If the underlayment is genuinely spent and you are going to be calling us back every monsoon season, we will say that too, and show you what we are looking at so it is your decision and not ours.

After 49 years in the Valley, most of our work still comes from neighbors recommending neighbors. That does not survive selling people roofs they do not need.

What we look at on a repair call

  • Valleys. Where two roof planes meet, water volume concentrates and debris collects. The most common leak point on a Valley tile roof.
  • Penetrations. Plumbing vents, exhaust fans, swamp coolers, and AC curbs — anything cut through the roof needs flashing that is still intact.
  • Wall flashing. Where a roof plane runs into a stucco wall or a chimney. Old or short flashing lets water behind the wall.
  • Broken and slipped tile. Foot traffic, wind, and age. Cheap to fix, and it exposes the underlayment to direct UV if left.
  • Ridge and hip. Loose caps and failed mortar or foam adhesive.
  • The underlayment condition. The honest indicator of whether a repair buys you years or months.
